Why Kaufscan exists.

Buying a flat in Germany typically means a PDF stack from the agent: a 40-page Grundbuch, a Teilungserklärung with amendments, several years of WEG-Protokolle. About 250 pages of dense administrative German.

Most buyers work through them over a few evenings — with a notepad, a dictionary, sometimes with the help of friends who've done this before. Some risks get found that the agent didn't mention. Others surface only later, when the Notar brings them up in passing. A few stay hidden.

Kaufscan does this slow work: read 250 pages, mark the inconsistencies, distil what matters into a manageable summary. So the conversation with your lawyer is about what's actually important — not about the fact that something is in Abt. II at all.

What you should know.

What if I'm missing a document? +

Upload what you have. The report is per-document, so you'll just be missing those sections. Most buyers don't have all years of WEG-Protokolle — that's normal.

Is this legal advice? +

No. Kaufscan is a technical document analysis, not Rechtsdienstleistung within the meaning of the RDG. We surface risks a careful reader would catch — we don't tell you whether to buy. Always have a Rechtsanwalt or Notar review the final Kaufvertrag.

How accurate is the AI? +

Every flag includes a citation to the page in your source PDF, so you (or your lawyer) can verify it in 30 seconds. We test the pipeline against real German documents and an internal eval suite. AI can still miss things — treat the report as a thorough first pass, not a substitute for human review of the most important sections.

What about my data? +

Hosting and storage of your documents happen in the EU. AI processing, transactional email and payment are handled by US providers under EU Standard Contractual Clauses; your content is contractually never used for model training. Your documents are deleted within 30 days. Details on request: [email protected].

Refund policy & right of withdrawal? +

You have a 14-day right of withdrawal under German consumer law. Because Kaufscan is a digital service typically wanted right away, the order form asks you to consent to immediate processing — once the finished report has been emailed, the right of withdrawal lapses (§ 356(5) BGB).

In addition: if you change your mind before uploading any documents, we refund. If the analysis fails for technical reasons (we can't read your PDF, our system errors out), we refund the full €.

Can I get an invoice for my Steuerberater? +

Yes — Stripe issues a proper Rechnung after payment. Kleinunternehmer per § 19 UStG, no VAT charged.
