Listing's Living Area Is Larger Than the WoFlV Calculation
What does it mean?
The living area advertised in the Exposé is larger than the Wohnflächenberechnung computes under the WoFlV, though by less than 10%. Smaller discrepancies often come from counting balconies/terraces at a higher rate or rounding, but the price is set on the advertised m².

What you should do as a buyer
Check the price per m² against the lower WoFlV figure and ask the seller to explain the difference. Make sure the figure written into the purchase contract is the WoFlV one.
