Listing Says Vacant, but a Lifelong Right Is Registered

What does it mean?

The Exposé describes the unit as vacant/available, but the Grundbuch records a lifelong right (Nießbrauch or Wohnrecht) in Abteilung II. A third party may be entitled to live in the property — possibly for life.
