Sonderumlage Planned in the Budget
What does it mean?
The budget plans or references a Sonderumlage (one-off special assessment) on top of the regular Hausgeld. It funds a cost the reserve can't cover. As the future owner you may be liable for instalments falling due after completion.
Is this a problem when buying?
Something to clarify before buying. Not an automatic deal-breaker, but worth checking.
What you should do as a buyer
Get the Sonderumlage resolution and amount, and clarify in the purchase contract whether the seller or you bear instalments due after the handover.
