Transfer Fee Payable to Manager on Every Resale (Bearbeitungsgebühr)
What does it mean?
The Teilungserklärung requires the seller to pay a percentage of the sale price to the property manager on every future resale. On a €500,000 sale a 0.5 % fee equals €2,500 (plus VAT). This is an ongoing cost baked into the property's title, not a one-time charge.

What you should do as a buyer
Confirm the exact percentage, who receives it (current Verwalter or a named company), and whether VAT applies. Factor this into your resale exit cost. In some cases the clause is considered unwirksam under § 12 WEG — ask a lawyer whether it is still enforceable.
