Units Added After Formation (Aufstockung) — Ownership Shares Shifted
What does it mean?
A later amendment added new units to the building (typically a roof addition / Aufstockung) and redistributed the Miteigentumsanteile (MEA). Your ownership share — and therefore your share of costs and your voting weight — is different from what the original declaration stated.
Is this a problem when buying?
Something to clarify before buying. Not an automatic deal-breaker, but worth checking.
What you should do as a buyer
Confirm the CURRENT MEA for the unit you are buying against the latest amendment and the Grundbuch, not the original Teilungserklärung. Check whether the added units share costs for parts of the building you also pay for.
