Heating & GEG (Heizungsgesetz): Future Upgrade Cost Likely
What does it mean?
The minutes suggest the building's heating may not meet the GEG's future requirements. The GEG does not force replacement of a working system, but any newly installed heating — or a replacement after an irreparable breakdown — must run on at least 65% renewable energy (§ 71 GEG), and fossil-fuel heating may not be operated after 2045 (§ 72 GEG). A heating swap is therefore a question of when, not if; in a WEG the cost is shared by Miteigentumsanteil.

Get the heating system's age and type from the minutes or the Verwalter. Check the maintenance reserve (Instandhaltungsrücklage) against the likely cost and estimate your share by Miteigentumsanteil.
