Exterior Modifications Tightly Restricted
What does it mean?
The Teilungserklärung restricts changes to the building's exterior — e.g. window subdivision, balcony glazing, markisen, or facade colours. This can block energy-efficiency upgrades like replacement windows or solar panels on balcony railings, and may require a majority vote to override.
Is this a problem when buying?
Something to clarify before buying. Not an automatic deal-breaker, but worth checking.
What you should do as a buyer
List the upgrades you plan (windows, balcony shading, solar) and check each against the specific clauses. If any are restricted, plan to bring them to a WEG vote.
