What does it mean?
The buyer's share of the agent commission is above the typical 3.57 % cap. On the purchase price this is a substantial one-off cost on top of notary and transfer tax.

What you should do as a buyer
Confirm the exact commission and who owes it. Since the 2020 Bestellerprinzip the buyer's share is usually capped at the seller's; check it is not higher.
