Older Building, No Modernization Stated
What does it mean?
The building is decades old, yet the listing names no modernization and does not describe its condition. Older buildings often carry deferred maintenance — windows, heating, electrics, pipes, roof — which can mean significant renovation cost or a future Sonderumlage.
Is this a problem when buying?
Something to clarify before buying. Not an automatic deal-breaker, but worth checking.
What you should do as a buyer
Ask which elements (roof, heating, windows, electrics, pipes, facade) were renewed and when. Budget for renovation and check the WEG's maintenance planning and reserve.
